Financing  

Financing is available with very attractive mortgage rates and comfortable payments for up to 25 years. 

30% down payment divided as shown below:
10% at signing of contract
5% at ground break
5% - within 3 months
5% - within 6 months
5% - within 9 months

  • You may apply for a 70% mortgage loan at a 6.5% interest rate

 Conditions:
Payments must be finished by the age of 75. 
Therefore, in order to be able to finance for 25 years, the client must be maximum 50 years old.  Ex: A person who is 60 years old will be able finance for 15 years.

 

Requirements to apply for mortgage loan:

  • Completed and signed application form
  • Two personal identifications (i.e. passport and driver’s license)
  • Last two income tax returns or evidence of earnings (recent income letter signed by Certified Public Accountant), job letter certifying monthly or annual income and time of service, pay stubs, if income is derived form cash sales / investments, copy of 6 months bank accounts statements.
  • Bank statements (last 3 months)
  • Verification of personal assets (copy of the personal banking account statements, copy of certificates of deposits, shares, appraisal copies or real state titles, car registration cards, etc.
  • Down payment receipt *
  • Copy of purchase agreement *
  • Copy of public utility bills of current primary residence (i.e. electric, water, phone, etc)
  • Bank reference letter
  • Copy of personal credit bureau report, which may be requested at:  Equifax, Transunion or Experian

 

Other conditions to consider

 

  • Loan amount is 70% of appraised value or selling price (whichever is less)
  • Legal Expenses are aprox. 1%  to 1.5% of the loan amount
  • Life insurance for the loan amount endorsed to The Bank (from a local insurance Company) and fire insurance for 80% of the price of sale or rebuilding value.
  • Minimum Loan amount $50,000
